With his suggestions as to what should be done in updating the house, it sold in a few days at a price higher than we could have ever imagined. A few months after my Mom's house sold, I was appointed by the Court as an Administrator of an estate. He worked quickly with the attorney and others on the estate and, what could have been a long, drawn out ordeal (the homeowner died without a Will), the sale was handled so efficiently. Multiple offers were received. Again, this house was sold within days at a price neither the attorney nor any of the many heirs expected. | George Cooke is a very professional and experienced realtor, who was able to answer our questions and give us guidance and recommendations at every step of the process to sell our home, whether it was filling out forms, submitting disclosures, making counter offers, doing home repairs prior to the sale, recommending professionals to do repairs, finding an intermediary to expedite a 1031 exchange - whatever issue arose George was very familiar with it and knew what to do and/or who to get to resolve it. Every person's dream is to own their own house and so was ours... and this is a reality now. We are proud owners of a house that we really wanted... But there is one person without whom this wouldn't have been possible...our Realtor George Cooke. We met George three months back after seeing places with another realtor. Instantly we could feel the difference.... George was quick, organized, knowledgeable, and proactive. Our previous realtor took a day to show 8 houses and George would finish the same in 2 hours. Even before we went to the place George would provide us with an information booklet which told us the order we will be visiting and a comparative price list of the area. He would proactively call the sellers and ensured no time is wasted in seeing the places. Putting an offer with our previous realtor took us days but with George it was put in within an hour. You say you like a place and there you go, your offer would be ready. He would refer us to his contacts who were as efficient and quick as him. "This past summer as the stock market became more volatile we started looking somewhere else to invest our money. I have a habit of looking at home prices and noticed a number of bank owned properties priced really low that I thought we could purchase and actually generate positive cash flow on. Without a realtor I started calling around on my own and hit a number of dead ends until I happened to call George Cooke. George was able to answer the many questions we had about bank owned properties and took the time to show us a number of comparable properties so we could make the most informed decision on our purchase. We settled on a two bedroom property in a central location of City of San Diego that was on the market for an unbelievably low price. The cosmetic condition of the property was horrible but the building and internal structure, walls, plumbing and electrical were all in good condition.
"We placed an offer with the bank for the property and were faced with a number of issues because of the property being bank owned. Once again our realtor George did a great job of working with all parties to resolve the issues and move the deal forward. We also received excellent service from our loan broker, David Pace, at Liberty National Lending who I have worked with on other purchases and he really pulled through for us at a time where investment loans are difficult to come by.
"We closed on the property in October and after a good deal of work on fixing the cosmetic issues we were able to rent it out only days after I placed the ad in the paper.

"I am writing this in appreciation of the best Realtor I have ever worked with (George Cooke). My situation required that I find a home to purchase in a short amount of time. Funds were limited and I could not rent a place that would deplete my home purchase fund. I had searched on my own for something like a foreclosure that would allow a quick move in. I was very confused at what I saw on the Web and was stressing out. I walked into Coldwell Banker on a Saturday morning to get help. That was the best thing I could have done.
I met George and we proceeded to define what I wanted and what was available. George pulled up 300+ homes on his computer and explained what the codes meant for different types of foreclosure. We narrowed the homes down to 50. After narrowing down my minimum requirements he said he knew a place very close that I might be interested in. We went and looked at the home and bingo, it was perfect. We put in my bid that afternoon. We got the home in escrow and George was able to even speed up the Escrow closing.
George was excellent in going over all the paper work on bidding and escrow. He left no rocks unturned. I knew what I was signing and got a lot of good advice on bidding and countering. He caught an error on the escrow papers that got me a $500.00 refund on my home warranty.
